Maximize Lighting:Β Open curtains and blinds for the photo shoot and leave them open for all showings. Natural light is normally always appealing to a buyer. Just prior to the photo shoot and the arrival of our photographer Rich, and turn on ALL the lights in the home including the under cabinet lights on, as well as any fan lights. Keep all the fansΒ offΒ though. Replace light bulbs anywhere they may be out including outdoor lighting. Consider adding additional lamps to brighten up dim spaces. LED bulbs are recommended. They are energy efficient, have a 25x longer lifespan than incandescent bulbs, are more durable and come in different temperatures. Using a "Warm White" bulb in most of the interior while utilizing "Cool White" bulb in kitchens, bathrooms and basements will give you the perfect compliment of light and color to showcase each area of your home.
Address any Necessary Repairs
Address any Necessary Repairs:Β It is always good to head off any future issues that could affect the sale by making necessary repairs.Β This will assure buyers that the home has been well-maintained.
Neutralize DΓ©cor
Neutralize DΓ©cor and touch up trim where needed:Β Consider re-painting bright or bold colored walls to neutral tones. This provides a blank canvas for buyers to imagine their own style. Unless of course the bold colors are a part of the charm of your home dΓ©cor, in which case leave it! Touch up trim and door frames with semi-gloss paint. Semi-gloss adds durability, wash-ability and an aesthetic appeal. Make sure the front door entrance is clean and/or freshly painted. It is the first impression when entering the home and it should look amazing!
De-clutter
De-clutter & De-personalize: Clean, de-clutter and organize both the open living spaces and the hidden closets or cabinet spaces. Buyer's will open doors, cabinets, closets and more. Keeping it clean and tighty, makes the home feel cleansly, orderly, organized and more attractive. Remove excessive personal items, pictures and unnecessary furniture and non-essential belongings. Keep the kitchen countertops clean and clear of too many items. Showcase the counter space by keeping it with limited appliances or countertop items. Β This helps the buyers to visualize their own belongings in the space and also helps for a clean and inviting photo shoot.
Deep Clean
Deep Clean: Ensure the entire home is sparkling clean, from windows to baseboards. Consider hiring professional cleaners for a thorough job. (Ask us if you need a list of cleaning companies.)
Curb Appeal
Curb Appeal: First impressions matter! Trim shrubs, mow the lawn and have a plan to keep up maintenance during the showing and sale process. Adding fresh colorful flowers or potted plants to the entryway can also add appeal.
Depersonalize
Depersonalize: Remove family photos and personal memorabilia. It is a good time to start packing all those family pictures. Take them down off the walls and mantles. Spackle and touch up the walls while leaving just a limited number of pictures or art on the walls. Try to envision that you are preparing each showcase area of your home for a magazine photo shoot. Then, do your best to keep the home in this condition during the showing process. You will be so happy with the result!

Arrange Furniture Thoughtfully: Place furniture to showcase the room's space and purpose. Remove any clutter or unnecessary furniture.

Highlight Key Features: If your home has a fireplace, a water view, a pool or hot tub, or anything that makes it unique, showcase that! The goal of staging is to make your home more appealing and memorable. If you have a pool, consider decorating with outdoor furniture and plants. Maybe a few palm trees? Get some nice outdoor lighting. They have really nice solar lights now for driveways or walkways. In this market, any edge you can get is key!
